PROFESSIONAL SERVICES FOR TENANTS

Incomplete Applications - will not be processed.
PLEASE INCLUDE WITH ALL APPLICATIONS, Photo copies of :-
1: Recent Two month Pay Stubs
2: Picture I.D.
3: Social Security Card
APPLICATION FEE(s) - A non- refundable $ 35.00 for the first Two applicants and , $25.00 for each additional applicant will be charged to the qualified Tenants Only.
Thorough screening of your application assures that this will be an appropriate rental residence for you. Negotiating and explaining all aspects of the lease agreement will make sure you are satisfied with all the terms of the lease.
Application Processing Gidelines:-.
** Short Sales and Foreclosures and Discharged BK's are OK
** Must have Verifiable Income of 3 times the Monthly Rent
** Deposit $1200.00 Minimum. Additional Deposit-based on credit and number of pets
** Positive Rental History with no evictions
** Utility Responsibility will vary by location
Move In Costs:
First month's rent and all security deposits must be paid and cleared by our bank prior to move-in. Cashier's check or money orders are required for application fees, first month's rent, and security deposits.
Rent Due:
Rent is due and payable on the first of the month and is late at the close of business on the fifth day of the month. We offer direct deposit of your rent to our bank account if desired. For your convenience you may now also deliver your payments in person to our Post Office postal service. Just mention EZ Stop Property Management and provide them with our P.O. Box 3270 as a point of reference. They will put the payment in our box and stamp the time your payment was received. When mailing your payment, be sure to send your payment in early to allow for travel time. A 5% Late Fee on the remaining Balance will be asessed on all late payment of rent.
Repairs:
Necessary repairs and maintenance will be done by licensed service people. We expect tenants to maintain the property in the same condition as when they began their lease. However, things break and the responsible will pay for the repair.

Tenant Rights:
We are committed to make this rental a very pleasant experience, a win-win for both tenant and landlord. You have your right to privacy and reasonable peace and quiet. Please read your lease agreement carefully as all your rights and privileges are spelled out in detail.
